We need a real estate brokerage site set up along with a subdomain landing page. Real estate site needs: IDX or Organic MLS feed (need multiple boards/MLS's) Agents self replicated page with their own IDX feed possible CRM (need logings for every agent, will eventually be hundreds of logins needed) Discussion board/forum on the back end Payment Gateway LANDING PAGE NEEDS: Concept: To allow real estate agents to name their own split and fees rather than having them choose from a list of options. Funnel: Through marketing, agents are directed to a landing page The landing page will have a form consisting of a dropdown and text fields. Fields: Name/Email/Phone number/license number (system will allow first time users to proceed based on license number or email address) Name your split (drop down) 100% 90% 80% Name your monthly fee (text field) Page Logic: Logic triggered around the price threshold based on "split" and "monthly fee" inputs. Agent hits "submit" and the following formulas compute: Formula for accepted or negotiate : If selected 80% and: $0 - $49 = Accept offer $50+ = Counter at $45-49 random range (coders can choose the easiest way to equal this random value)(yes, If selected 90% and: $0 - $49 = Counter at $55-59 random range $50 - $89 = Accept $90+ = Counter $80-89 random range If selected 100% and: $0 - $98 =Counter at $99-129 random $99 - $159 = Accept $160+ Counter at $130-139 random ******if for some reason the random product is too difficult, we can have a set value for each formula (but would much prefer the range)******* If negotiation is needed based on formula, the agent is taken to an intermediary screen with the negotiated amount (wording to be determined) Agent will then have the choice to accept the proposal or decline. If declined, they are directed to a screen with "thank you .... etc" Their licence number or email (haven't decided) will be saved. If they accept, they are taken to the same screen as if their initial offer is accepted by the formula. If accepted, the agent is taken to a congratulations screen (including terms, conditions and no refund policy) and an email is sent with docs to be filled out. Some wording to be included on both landing page and at different points in the negotiation screens: E&O included! Agent Q&A Forum included! Agent training included! Agent CRM included! Agent webpage included! Broker support included! Floor time NOT required! Desk fees NOT included but not required! Needed: Payment gateway to set up monthly payment / recurring drafts Set up both HUB page where documents are available from company Set up front-page for Agent login to link to [login to view URL] Agent Login Auto-create agent page once paid Auto-create CRM login for agent Auto-create Forum login for agent (would be nice if this was the same login as CRM)(Could there be a "back-end" login where the agent will have access to both the CRM and the forum support?) Email agents daily from date payment is due through their grace period until they have paid (grace period of 10 days) Auto-cancel CRM login and agent page if payment not received within grace period Email broker if payment not received within the grace period
