New Home and Apartment Rental Site with Ecommerce Built In

New Website Design/Build for Apartment and Home Rentals. This will be the first site of several, so I'm looking for a solid developer that can install, configure and code using a solid Wordpress OR Joomla or Drupal Theme that is already built and stable. I'm looking for someone experienced at installation, configuration, and then adding add-on that may be needed to make fully useful for my target market.
1. For Owners/People Listing Their Homes and Apartments for Rent - Backend
Must have a portal access: Must have eCommerce integration with Paypal (at least) so Apartment Owners can make a new account, upload photos (free and upgraded version with more photos/features), can make payments for upgraded service, can monitor applications and auto-respond to inquiries.
2. For Renters looking to rent an apartment or home: Easy to use clean looking site, easy search drop down menus (by location, price, availability, bedrooms, square footage size) Should include a booking or availability calendar, with an easy form for users to inquire about property.
I would like much of the look of a site like: [login to view URL] Which is a Joomla Template...but similar in Wordpress or Drupal is fine.

I am looking for one site for a USA University city for Apartment Rentals and one for a Vacation Home Rental. I would like to use similar templates for ease of use.
This project is for ONE complete website. If I like the design and installation goes well, then I have more sites I will need configured and customized.
