Convert PDF to an editable document

I have 4 PDF documents, each less than 10 pages, from another source. I'd like to get them into an editable form so i can re-write the content and change footer and logo, and use in my business. I have acrobatX so can print my own PDF from any other program, i just don;t know how to make documents like this. is it MS Publisher? MS Word?
I want my documents to have the callouts and sidebar features and graphics similar to the sample- i don;t know how to make nice documents like this and need help.
this should be super simple for someone who knows, i just don;t know!
