Residential Architecture Home Design -- 2

We are looking for a architect to assist with our residential development in South Sydeny.

We have two rough idea in mind that we want to share with the architect for their design and input. Each design is based on whether we are able to build to the boundary of one side of our lot through a complying development application (our lot is 12.9m x 44m). Therefore complying development experience is valued.

We would appreciate it if you could provide a well-considered price proposal for the firm to provide the following:

1. A conceptual plan for the house.

2. Recommendations relative to building costs.

3. Work with engineer to finalise detailed engineering and construction drawings.

9. A site observations of the contractor and subcontractors during the construction phase, and sign off on construction drawings

10. Assistance, where necessary, with the approval process.

11. Final sign-off on the project, assuring that the final project represents what was originally conceptualized and captured in the working drawings.

13. Building is expected to start in January 2017.

Ideas on the style and atmosphere:

Ground:

-Entrance sitting room with an appealing staircase

-Toilet/Shower

-Laundry and storage

-Walk in pantry

-Large open plan lounge, kitchen (island bench) and dining

-Floor to ceiling windows/doors opening to a alfresco (we love the L shaped room)

-Double car garage

-If complying development approved – we want a drive way to go through the garage to the back of the property.

Second Story:

-1 master bedroom with large walk-in and shower

-3 large bedrooms with small walk-in or wall to wall built in

-Storage/linen

-Large bathroom with bath and shower – toilet with separate entrance

-Entertainment area off the landing with access to the front balcony
