I was very interested to read your project description. In a 'past life' I was involved in estate agency in the UK for 15 years - your equivalent of a realtor. I appreciate there are many differences in the way property is sold in the USA, but there is also a lot of common ground as well.
You will have to excuse me for being blunt, but having been a commercial writer for over ten years, there is one thing that concerns me about your project, and that is your desire to get 50+ pages of invaluable information written to persuade people to use your services.
I will make just one comment on this, and it is one which I also apply to my clients who ask for website copy. If you try and sell your services through your website and that is the prime target for the text, you will invariably fail.
Why?
Because people don't write checks to strangers or put their business in the hands of a stranger 'just like that'.
What experience has taught me is that if you have something people will benefit from, if you have a rock-solid service, then get them to contact you. It is once they have contacted you, got to speak to 'a real person' and you have gained their confidence that they will be more likely to agree to use your services. You still remain the ultimate salesperson, your website or promotional information is simply a lead generator.
As a result, I would recommend you think about creating a ten-to-twenty-page 'killer' eBook.
