I quit my job and came back to my home town, have a property which i wish to post for build to suit, once i get takers for the same i will need to apply for loans and construct the same. being bad market not strong on funds to pay an architect to get the same, hence trying my luck at free lancer.
it is a 4200 Sqft Commercial property with 3 sides access road, wish to get 3d visual exterior look with basic Site and floor plans. i wish to have Basement parking, Lower Ground, Upper Ground, First floor, 2nd floor, Terrace (for a restaurant or Gym etc). i wish to make maximum use for the access on 3 sides wherein wish to make 2 ground floors i.e one with atleast 8 feet above GF with direct stair access from Gf with approx 15ft clear height and 2nd ground floor with direct access from ground or may b 2-3 feet below ground level but maximum visibility with 11-12 ft clear height. In the market usually most buildings are vacant above 1st floor due to look and feel or may be visibility access etc, we need to make best use in a way that all the floors are designed in a ways that all tenants are happy and all the lea-sable space is leased without getting stagnant or no takers. Visual look, feel and appeal matters a lot for a building to get leased faster. need best look and feel and utilization in the best economical cost as with design, cost of construction also matters.

In the Autocad if you can see, site number 19 and 46 are only my properties wherein South: 80 Feet Main Road, North: 30 Feet abutting Road, East: 40 Feet Abutting road and West: there are 2 properties, one constructed and one empty. I wish to make a retail commercial development or may be a modern commercial cum residential development with affordable housing of small units with maximum utilisation
